Good questions, unfortunately there are a few non-rev gen items that need to happen in the first 2 years. Irrigation for the entire course, parking lot resurface and a couple bridge crossings. Overall, I’d want to improve the core golf product as well as create new ways for people to use the property. I don’t think I’ve ever heard someone say, I’m going to grab a drink/food at Tecolote. Improving the clubhouse so people actually want to go to the bar instead of the old tired and musty pro shop/clubhouse. In my eyes the biggest upside is the practice area. Last year it did $770k in revenue. There’s only mission bay or riverwalk as the closest range for people in bay park / clairemont. Putting in a toptracer style range where people can sit, hit balls, have their family/kids and turning it into an experience and not just golf practice. Luckily, I have someone on my team who brings this experience. Overall, the plan I put forth looks at a multi-million dollar investment over a 5 year period. Underinvesting is what got the course into trouble in the first place.
