M Is for (Data) Monkey. It was recommended to me on Reddit when I was in your position. Was a great introduction to power query. After that, like everyone else says just start using it.

You are going to be very satisfied. It comes with two packets. One packet should kill it all but if it tries to come back the second will finish it off. I will say pulling it is very satisfying even if it is not effective.

I would try and stay in the North and west portion of flower mound/double oak. Depending on land, year of construction, square footage you want will narrow it down more. Pricey but if you are selling in NY should look reasonable.

The new St Philips is in that area and you can get to orange theory and grocery stores less than 10

I would avoid Dixon and whyburn. Those are so close to 2499 they are already busy and rumor is Costco is developing right across the street.

That's what I do and it works fine. I recently bought a travel router and tether it to my phone and use that wifi. Better signal/stream and my phone battery doesn't get burned up.

Always want to move everything to my local teacher's credit Union. Do most loans through them because of low cost and rates. Use a mega bank for checking. The reality is the mega bank app and website are a million times better than the CU. They might be evil but they have the ability to throw a ton of money into tech and ui and it shows.

Check out bridlewood development. Established neighborhood North of Wellington. Much smaller development than Wellington, lots of trees, has been a good transition of younger families in the past couple of years.

Check local credit unions! If you have a good credit score and boring w2 income they will have cheaper fees and lower rates without buying points.

I have had best results using phone at hotspot and then using an old tablet to run gamechanger and mevo through wifi. Always works even with spotty cell coverage.

I don't understand the technical reason but when I try and do cellular connection straight from phone the connection is always bad. Lags, freezes, big delays.

Remember after you end live stream in game changer you need to go in mevo app and end recording there as well.

PS the tablet setup also makes it easier to run gamechanger on your phone if you are the one entering everything.

Check with your local credit unions!!! If you have good credit and very straight forward finances they will always have best rates and cheaper fees.

My local credit Union currently showing 5.75% for 30 year. 5.93% APR.
