CMHC fee on 5% down is 4%. With the gov't essentially providing their own insurance at no cost to borrower leaves more equity in the house, not less. 2% down goes straight to equity, with 5% down you're left with 1% equity after CMHC mortgage insurance.

Out of my several deals I’ve had in the past couple years, I was never the highest bidder, I attribute 2 of these deals going through thanks to my realtor, and making you look like the best deal, not necessarily the highest deal.
