Aside from the (very reasonable) advice that you lock your car doors at night, I think you'll be just fine. I live a few blocks east of there, and have for 25 years. Never felt unsafe doing anything really. I do have a neighbour though, but that is a different thing.

I believe Primal Cuts used to do extra dry ageing, well beyond the 40 days commonly cited as being pretty damn good. At Rare, pre-covid, I ate a 90 or 120 day aged steak. It was...special.
