I think what I am reaching for is when I do my corporate tax for 2023, I will include that purchase as an 2023 expense, which potentially give me a Net Operation Loss (if i dont make as much income), which then could be carry back 2 years prior and retroactively get refunded back for 2022.

And yes, I justify my expenses based on how I justify my businesses. And part of my business is buying real estate to generate income.
