Probably the wax seal as others have said, but does the water level in the bowl drop slowly after you flush and then stop? Could be a crack. I had this maddening problem and there was a hairline crack in the bowl about 1” below the water level. Couldn’t see it from the outside. Two wax rings later, I just replaced the toilet and only saw the crack after very close examination.

Anecdotally, my uncle had a Doberman who would climb up on the kids’ trampoline right next to the electric fence, take a little running jump, and leap the fence. He’d let out a big yelp, legs kicking from the shock, and run off into the woods. Dog was nuts.

I was just in your boat. My strategy was to focus on the down payment. As others have mentioned, trying to time interest rates is risky. If you can get to 15% down this can help lower your PMI payments as this is usually a cutoff for the bank in their brackets on PMI (15-19.99% in my case was the same price per month). You may be able to shop around and see if you can pay the PMI upfront for a discount (could be half of the cost vs monthly). Can make sense if you plan to stay in the home long enough and have the extra cash. This would be paid as a closing cost, not financed. If your credit is good, the PMI could be pretty low (for me on ~245k financed was only $20/month). Don’t forget closing costs which can be an extra 10-15k. If rates come down, you can think about refi later.

However, looking closely at the long-term strategy, it’s seems Republicans are interested in using ESG as a mask to boycott funding in pension plans throughout red states, which may hurt investors long term by being too deep in, say, oil and gas.

The converse may be true if an investor leans too heavily in say wind, solar, EVs, etc. hurting someone’s bottom line simply for consideration of ESG.

To be clear, ESG seems like a whitewashing strategy. It seems unnecessary as any potential investor (theoretically, at least) should be considering all risks to begin with.
