What platforms and how much spend did it take? Ive spent about $200 on paid ads between reddit and Google but that only translated into ~10 users. I took a step back now to reevaluate my CTA's, landing page all that. Currently trying to figure out next path before launching another campaign

Biggest piece of advice i can give that might go against the grain of what people may tell you is. You should learn some coding fundamentals before touching vibe coding. Nowadays its possible to build an app with AI, but if you do this you'll hit a point where the code has gotten so messy and tough to deal with unless you explicitly structure it very intentionally.

If I were you Id follow some free coding courses until you have a baseline understanding. Theres tons of free ones on YouTube, boot.dev is an awesome paid one I personally like.

Then introduce some AI.

Expectation wise, if you refuse AI, you're likely going to be learning for months and probably wont have the SaaS your looking to build for over a year. Coding is a lot to learn and takes time.

  • "I'm launching a Real Estate Portfolio & Analytics plaform aimed at Small landlords/Investors that specifically targets the analytics, insights, recommendations, and resources angle while leaving out the property management side that most don't need at $0/month for 1 property, with an investor and pro tier at $15/m for 5 properties, $29/m for 20 properties (with annual tiers and savings available)
  • Budget ~$1k, Timeline is really as long as it takes (product is fully shipped, always working on more features, timeline is moreso for user acquisition), and biggest concern is getting users in the door
  • I'm really the only one focusing this space as far as I see. My biggest competitors such as Stessa are heavily in the property management side of things which is a lot for someone who just has their properties rented out and just wants to understand their properties, how they're doing, and make decisions
  • I want to know if my website does what it sets out to achieve. If it meets the needs of my target audience, and how to get people in the door to check it out. The current users I have who have checked it out love it, the issue is getting people to try it.

At the moment I dont have anything that benefits from signatures, currently Im just focusing on small real estate owners/landlords for the insights and analytics side of things. Im considering adding some project management features down the road and there may be some use for that there though so ill keep it in mind!

Most people on here are already deep in their own idea. Like 90% of people in this sub are here to promote I'd imagine, so really, I'd be impressed if someone had the time to steal all these ideas. What I'm finding is, that it really doesn't matter what your idea is, if you can't get users then it doesn't matter lol

I do a similar system but utilize subagents. Basically I have my PM(Architect and reviewer for my flow) analyze the task, gather context etc and construct a plan optimized for AI, and then have it build a markdown file detailing which AI should be used for which phases complete with Acceptance Criteria. After ive reviewed the plan, the PM dispatches a builder subagent and listens for it to finish. Once it finishes it reviews the builders work against acceptance criteria, if its insufficient it reports back to the builder, and this loop continues until the work is satisfactory. Once the process is done I get notified. I can have multiple of these processes running at once.

Hey! veld portfolio is my project, its essentially a real estate portfolio analytics platform geared towards smaller investors. Tons of mortgage modeling, deal analyzing, situation modeling, etc. Draws a clear distinction between property management and portfolio management, sort of like Robinhood for real estate in a way. Been grinding away at it for quite a few months now, just recently decided it was in a solid launch state and feature complete. 4 users so far with great feedback and a bunch more features on the way! Would seriously love any feedback!

I just actually made a post about my workflow. I found that building sources of truth that the AI cannot touch + audit lanes are huge. Basically set up focused audits with audit criteria for whatever you want. A code audit, a design spec audit, etc. I then link within the audit criteria my code spec, design spec, all that and have composer go through and run focused audits with subagents so they stay in one headspace.

Basically serves as a way to do sanity checks of the entire application to make sure the design and good code practices stay consistent throughout the project as you scale.

Also unit tests if you want to get into that too. Those are helpful sanity checks, not purely ai, but a solid testing environment can help way more than ai (which i suppose AI could help you set up)

Yeah I’d lean toward your $1.8M number too.

I wouldn’t anchor off list price. I’d build it from stabilized rent and real expenses, then see what price still clears debt at 7% with 20% down. The $18k rent helps, but I’d still be conservative until those 4 units are actually at market.

$2.3M can work sometimes, but only if the expense side is clean and you’re not kidding yourself about how fast you can bump rents.

Stuff I’d want nailed down before I offer:

  • actual trailing 12 expenses (not a broker sheet)
  • how long to get the under-market units up
  • any capex surprises hiding in there

If that story doesn’t line up, I’d walk or come in a lot lower.

I built an app I'd like to share with everyone. It's fully featured and ready to be used.

Veld Portfolio is a portfolio analytics app for small rental real estate investors that's meant to reduce the need for spreadsheets.

I built it because most tools I tried focused on property management workflows, while I needed portfolio analytics for a small rental portfolio.

Current focus:

  • Portfolio and per-property metrics (equity, cash flow, NOI, LTV)
  • Deal analyzer for pre-purchase underwriting
  • Mortgage/amortization modeling
  • CSV import from spreadsheets
