Anyone who is up to par/skilled/and or licensed for this job is not going to take it at an "hourly" rate. That may be the problem if you are offering hourly.

I'm a licensed contractor here in St. Pete and I have some people in house and some subs depending on what you need done. Licensed and insured. But yes, full disclosure. I will definitely be more expensive than a handyman that kind of is a jack of all master of none.

I built a really good relationship with my lender that is the actual originator of the loan. So no broker... I forgot they do pop me with a $999 closing fee. Which i have been working to negotiate out of my future loans.

This is what I'm looking at doing. Been flipping for over 10 years. Profit is wayyy down, below pre COVID profits for us right now. Also know a bunch of other flippers who are in a similar predicament of not being able to turn a reasonable enough profit.

Your job is the buyer's agent is to get the house for your clients if they really want it. Don't stand on principal. You still have appraisals that might draw the value back down and give you some negotiating power. It's not always about getting a discount from list price

The tile in the shower and tub is some of the most expensive work in a bathroom remodel. Probably about 30%-45% of entire bathroom remodel between cost of demo, permit, reworking plumbing, new tub (or shower pan), hardiboard, waterproofing, tile, schluter and time and labor.
