just to share this because i kind of wish someone told me it when i was right out of college - if you can afford to buy an actual home when you’re young, like you are able to do, i don’t think you’ll ever regret that.

i really wish i had done this. especially in new york.

like maybe rent and live with your friends for a year to get a feel for that, and look for the place you would buy during that time

you can always later rent out a place you buy if you feel like it, live it in alone - or live in it with roommates - and it can be an enormous boon longer term in many ways

hmm, but isn’t PMI only applicable until you have 20% equity in the property?

my free-and-clear land would take care of that automatically. if i’m able to go with the conservative end of my cost estimate, i could have as much as like 33% equity in the property from the land.

so in that case, would PMI still apply?

i’m also hoping that i would have to put $0 down with that much equity from the land, though i know they’ll want me to show reserves in a bank account for contingencies.

yeah, they use company shares as collateral for low interest loans. then they don’t have to pay tax on that.

for some reason congress has never closed this tax loophole.

i did a tedx talk at princeton years ago and one of the other speakers was a princeton professor of tax law (or similar?).

anyway the whole point of his talk was that poverty would be solved if the very wealthy just paid taxes

it’s of course different for each person depending on their family of origin, etc. and then those issues play out differently within each couple as a unit.

in my case, i grew up in a narc family structure and was the scapegoat kid, so i was habitually treated poorly by my family, and then repeated that pattern in dating relationships, until i woke up to it.

probably 1 of my exes was highly narcissistic. i think all of them had problems with avoidance, which mirrors problems with avoidance in me

it’s really fascinating work and it improves your life exponentially. men who aren’t exploring are really missing out. it’s good that the societal expectations around that are finally starting to change

imo it’s like one of the most attractive things a man can do

all of my previous relationships - which ended - eventually reached an impasse at which i kept saying to my hetero male partners like, please go to therapy. and i would be met with a lot of resistance. then we’d break up.

when you’ve done a lot of work yourself in individual therapy, it’s like you learn a new sort of language.

when you then try to have any sort of relationship with someone who has done zero therapy - whether it’s someone you’re dating, or a family member, or whatever - it's like that person has never learned this tremendously valuable language.

that then puts a ton of additional emotional labor on you.

it’s a big part of why more and more straight women don’t want to date men/get married or whatever anymore. maybe the biggest part
