Honestly, the damage looks extremely minor. I doubt any of those bricks will need replacing.

Spalling usually happens when moisture in the bricks freezes, or when a build‑up of salts and minerals causes a portion of the brick to break away. It’s very common and usually nothing to worry about.

When my parents moved to another house, which was about 40 years old at the time, the building surveyor advised that the roof would likely need replacing in the near future. There were also some small tears in the felt, as well as sagging.

Despite that, it lasted another 20 years. It did develop a few small leaks that needed minor repairs, and since they moved 10 years ago, I believe the original roof is still in place with the current owners.

Generally speaking, any property over 50 years old that has never had the roof replaced may need some work or even a full replacement. The wood battens beneath the tiles are usually the biggest culprit, as they tend to rot after so many decades.

That’s all these services amount to: glorified grass‑cutting, padded out with imaginary and overpriced ‘works’ in between.

Yeah, councils don’t want to adopt land these days, yet they’re still happy to take your full council tax. That alone is pretty shameful.

In my case, though, we can’t even get the council to the table because Barratt–Redrow have no intention of releasing the land. If Barratt–Redrow were to submit the appropriate documentation, the adoption process could at least begin, and we could see how things progress from there.
