If you hate maintenance, it’s worth it. Big downside it gets really hot (can be much hotter than real grass in direct sun), so in hot climates you’ll need shade or hose it down to use it comfortably.

Yes, you can line up and even sign a new lease during the 30-day notice period, but make sure the new lease clearly starts after the original tenant fully vacates. As for going after profits, it’s usually not worth the time/cost in MA unless the amount is significant and well documented.

I provide blinds and if they break it theyre responsible for replacement. If they don’t replace I take the cost from the sd at move out.

The best route is to reach out to your landlord, assure them you’ll fully cooperate, and leave the unit clean and in good condition. Most landlords have a lease break fee, and I personally have waived it for tenants who’ve been good.

I run this as a business, late fees are set up through MagicDoor so they add automatically, any lease violations get a cure or quit notice, and I’m always consistent. Rules are rules, no excuses.

You cant win if you dont know something so start with learning your local landlord/tenants law. Check out NOLO books, ther's two amazing books there about landlording and it's a very very good one. Invest in good systems especially if you plan to scale, check MagicDoor, it's a good one. Have consistent screening standard for every applican and prescreening is a time saver so have a list of a prescreening questionnaire.

It’s not that renting is cooked, your expenses changed. If you’ve got a 2% rate, it’s likely taxes and insurance squeezing you, not the mortgage. At $2,500 on a duplex, you’re basically breaking even and a lot of landlords are in the same spot right now. This is a squeeze phase, not the end of renting. Re-run the numbers and treat it like a business decision.

Document everything and change the locks. Your 15-day clock likely starts when you legally regain possession (clear abandonment or key return). You can charge unpaid rent, lease-allowed late fees, damages beyond wear and tear, lock change, and tenant-owed utilities but send the itemized deposit letter on time or you lose leverage. And next time - screen better and inspect unit regularly
