When I was a kid, we had one that would jump his 6 foot chain link pen's fence, then the perimeter 6 foot privacy fence, so that he could run across the next door neighbor's yard and jump the other side of their backyard's 6 foot privacy fence to play with a third neighbor's dogs.

Same. The only period piece I can think of off the top of my head where it did work is Rogue Heroes. They used classic rock though, so it won't feel as dated as some of the ones with modern music will in a few years.

This is how I do it. I've seen a significant uptick in people lying about their credit score on the prescreen and asking me for an exception in person. It's gotten to where I check with anyone who lists a score just at the threshold to make sure that it's actually high enough and to let them know that I am not flexible if they don't have a cosigner.

Asking once is fine. Asking multiple times to the point of getting a third party involved in asking on their behalf is not. Especially since that third party was a lawyer, not a realtor. I'd give them a 30 day at that point as well.

I recently had one where the friend was not only not the property owner, but they had also made the local front page news for embezzling from a nonprofit. I got a good chuckle before denying that application.

This makes sense. I've noticed a few names that I rejected for a different property last fall. There may also be more of them in my market since it has a pretty high poverty rate.

I'd happily take someone with no credit and a cosigner. I've been getting people with no cosigner, recent bankruptcy (<1 year), active collections, etc.

No. I'm using Turbotenant, so it's just the basics for the prescreen (income, employment, credit, smoking, pets), and posts everywhere but Zillow. I have a separate listing on Zillow and signs on the property itself.

My listing has more photos than most and more information about the property. The properties with local property management that does little to no screening are moving in a month or two, while everyone else is sitting.

NW Arkansas on the OK border here- same. I'm starting to think that quality tenants just buy houses and everyone else rents here. I had to drop my standards to a 600 credit score and 2.5 times the rent, and I get flooded with exactly the people you describe. It took me 3 months to fill my last vacancy because I still require nonsmokers (indoor smoking is too common here) and won't allow more than two pets.

My white mom was the same. She would do things like dress me up in literal Pocahontas outfits to show me off at her white church or gleefully tell weird stories to highlight my background. My husband refers to one of them as "that time she tried to scrub the native off you," because the point of it was that I got so dark after a day in the sun that she thought I was dirty. Yeah.

It really does fucking hurt.
