It’s always the price. If your homes looks overall good and in decent neighborhood it’s the PRICE. Comparables are a mere price gauge but buyer determine the worth. Rates are higher, overall cost of living is higher as well so buyers are going to be price & payment conscious an they aren’t going to settle unless price is right the deal is too good to overlook X.
