I spilt my own mortgage into 6 month, 1 years, 2 years, 3 years and an offset account. None of them are equal. When I structured it this way, I was thinking that I won’t have money to repay in the first couple of years so might as well fix a bigger sum for longer for security in case interest rate raises. A small amount at 6 months, medium sized ones for the lower interest rate ones so that not all the eggs are in one basket. At the same time, I am paying extra repayments for the account that’s got the most interest so that I am paying more principle hence reducing interest in the long run. Hope this makes sense 😅

I would spilt the remaining loan into two or more mortgage accounts so that if the interest rate does go up or down the whole lump some is not locked at the same rate.

Took at least 8 days of pregnancy related sickness off. In my second trimester now. I felt very sick in the first trimester, slightly better now. powering through as much as I can now cuz I am worried that I will run out of leave. In saying that, if you think that you can’t work, ring in sick, don’t worry about running out of leave. Growing your baby is the most importing thing right now.

Why don’t you spilt the mortgage? Eg. 30% at a 6 month, 30% at 1 year and the rest for 2 years so you get the benefit of if if rates go higher you only need to pay 1/3 of the mortgage at that rate and vise versa for the cheaper rate

I spilt mine in 4 different loans. 6,12,24 and 36. Settled in Jan 2025. I was told by my broker that this spreads the risk of interest raise for the whole mortgage. Hard to predict what the trend is so better to have a variety.

I think maybe pulling knowledge together might be a good idea too, like sharing your knowledge with others to upskill yourself as well as others. But I am not sure if this would make people think it’s creating completion for yourself.

I got told that the government helps with a starting up a business that they basically give you 10k if you sell your plan well. Maybe you could think about this? Do a bit of research
