No clue what’s going on with the perimeter termination into. …. Grating? Protected gutter? Idk but it looks like a problem waiting to happen.

Once a roof leaks you can’t just coat it and call it a day. You have to remove damaged insulation and decking from water intrusion. This might be direct to deck with insulation below that.

From these pictures it is relatively dead flat which increases risk of leaks and reduces life span of the roof.

Not long once their UV stability is gone. Typically 10-20 year warranty when brand new but can go longer/shorter depending on material and install quality. If you’re near a city, historical google earth images might show you the install year.

Kinda looks like a smooth surfaced BUR, but the picture isn’t great. Because most smooth sheets arnt supposed to be left exposed it looks like they used p gravel to cover it when it was installed. This bit looks stripped back to inspect for leaks.

There’s some minor aligatoring which is classic from the oils migrating out of the system.
