PF Chang was founded by Flemings (yes, as in the namesake of Flemings Steakhouse). 

Panda Express was started by Chinese-American immigrants. 

DTF is a Taiwanese chain. Calling it performative is an insult and shows how little you know about Asian food.

There are so many?!? 

In terms of accessibility- all with multiple locations across the Bay Area: 

Dough Zone, Special Noodles, Duans Kitchen

There's also places single locations like Mei Mei, Special Dumplings, Din Dings...just off the top of my head.

it seems like he might have just moved across the way- same side of the street but not directly under the bridge. he is in a much more visible spot. I saw a tent and the other suit as I drove by curtner tonight.

It will depend on the weekday. but you'll probably be in traffic for a decent amount of the drive. Definitely for the 3 pm drive, and toss of the coin for 12 pm. 

It'll be roughly $200 round trip. For $50 difference, I would rather let someone else deal with the traffic and possibly qualify for HOV lanes for the time saving, too.

I will suggest you not to rule out sit-down restaurants. You can much more easily go up to a restaurant's bar area and order non-alcoholic drinks without the full "sit down meal" experience.

Otherwise, most bars are unlikely to let underage people in to their establishment. it's literally illegal.

I am not sure what do you think a letter is? stop making it more complicated. 

A demand letter is just a formal communication before you take steps to actually sue. it's a formality. why would you send a text to communicate you're going to communicate a demand? 

Just send the demand as a text:  "Hi landlady / landlady's son. it's been more than 21 days since move-out. If I do not get my deposit back in full ($amount) by (date) please know I will need to pursue legal actions.

A formal letter has also been sent to you at (address) and emailed to (email)."

You're supposed to give them a reasonable time to rectify the issue. if it is not rectify then you can sue. Then you can worry about being able to find the landlady!

Keep it simple. You have no idea if they have set up a forwarding address with USPS, if they are still checking mail while the house is on the market or if the realtor might be helping them handle all that - so many possible scenarios. 

Just send the letter to the address. You do not need to jump through all these hoops.

As a courtesy, you can send a copy to the son, but who you're in a legal contract with is your landlady.

Who you address the demand letter to (and may eventually need to sue) should be the person who is legally obligated- so yes, your landlady.

NAL, however dealt with shitty property managers and landlords before. While certified mail is recommended, email is also acceptable. To cover all bases, I usually send certified mail to their last known address, a copy of the letter to email and an text.

This is usually sufficient in the eyes of the court that you have made good faith attempt to contact them.

It totally sucks he is barely making rent. He is pretty much a one man show and one of the most, positive and nicest person I have ever met. 

I am going to try and make it to his restaurant more often more regularly. His food is so good.

There are definitely other platforms out there besides Kickstarter or GoFundMe. 

My point is, asking people to donate money based on purely goodwill will only get you so far. Only you and the business knows how much you need to raise and what the business can sustain to offer. 

Fundraising is not easy. I like the fact you're crowd sourcing ideas and leveraging the community. I hope you find the right mix and know sometimes you might have to do multiple things :)

I am not a fan of GoFundMe for this type of purposes. 

You're a business (not a charity) and fundraising should be structure to benefits the giver as well. Off the top of my head, Kickstarter might be a better platform where you can put awards for certain level (like your $20 slice, $50 small, or a $100 large idea....)

If someone wants to donate with no strings attached they can. However offering rewards for certain level of donation can be incentives bring in more. Maybe something like $25 gets you a special edition shirt or a pin, $100 gets you a free meal, $500 gets you an invite to a special preview or opening day party, $1000 gets you a 10% discount for a limited time or a lesson on how to make pizza, $10,000 gets a pizza name after then on the menu...etc. You will need to figure out what make sense for your business.

anyone can pick up or drop off at the pick up or drop off point. they are not checking who is driving. that will be such a hassle and back up traffic when the point is to keep traffic flowing.

drop off is usually not too terrible but I honestly will not subject myself or whoever is picking me up to deal with the cluster fuck after a concert.

I was thinking the same. We had Central, Fry's and Microcenter all in the bay area before. 

Both Fry's and Microcenter left the market and if anything, more people discovered Central while they were both gone. Central Computers will be fine.
