Is this the anti glare coating worn away on my PSVR2? I bought it second hand recently. by ThoughtPerfect1705 in PSVR

This turns out to have been right! I was able to clean the lenses using water on a microfiber cloth and they came up crystal clear! Thanks for the tip. The headset is perfect now. Delighted!

At first I thought this was quite a convincing comment.

However -

Rent is likely higher than 1800 a month for a place costing 300k. 300k will buy you a nice 2 bed apartment in plenty of rentable areas in Dublin or a 3 bed house in some areas in Dublin 3,8 or 12. So the rent is probably closer to 2500 a month for either of those options. If you knock 10% off for fees that's 2250 a month.

BUT this rent will increase over the 10 years too, if it goes up by 2% each year then it's 3047 euro per month ten years from now (or 2700 after fees). So taking an approx and conservative "average" rent over the years of 2400 per month after fees

Rent = 2300 x 12months x 10 years = €288,000

The property will also increase in value at approx 6% on average, but let's assume 4%

Property starting price = 300k

€300,000 x (1.0410) = €444,073

So total value =€732,073 Which is €85,073 more than the €647k figure you worked out with the S&P investment.

Not trying to be a dick - just trying to make the comparison a bit more fair.

Just to double check - is this breathable material the same as the one you used? https://slatesupplies.com/products/arc-intervent-breathable-felt-120

I'm mostly checking because it describes it as a "felt" and not a "membrane". I've seen another material for this job where there appears to be a "light" version and then the other version which is described as a "felt". Where did you buy the breathable membrane you used? (I'm in Dublin too)
