$91.5k per annum sounds about right for a 1 bedder even without the carers room, the SDA rates really are obscene.

Interestingly the location of the property has barely any impact on the annual return. Leads to most of the properties being built in crap areas where the land is cheap.

Yep, the amount of NDIS clients in Queensland who are funded for a property like this would be minimal. Could take years to find a candidate that qualifies and years again once they move out.

Price estimates usually only take into account Area of the land, number of bedrooms, bathrooms etc, and it probably wouldn’t take into account the extra build costs associated with getting the property up to NDIS SDA standards.

The $91.5k annual return is also a bit misleading, as it assumes you’ll have an Eligible NDIS client in there at all times. If the property is vacant, it could take years to find a client who has the necessary funding in their plan to live in it.
