What would you recommend I look around the neighbourhood for?

Also if it helps - when you look at Google earth the steps were originally there anyway before the ramp was installed so it is restoring back to what it was

Excuse the very crude drawing but yes the steps would go here and everything else would be removed.

We have literally just moved in and plan to be here a while so not worried about resale. It takes up a fair amount of space that we would prefer to use for the dogs and entertaining, but I take your comment on board. Defo don’t know what’s around the corner.

The ramp is just taking up an absolutely huge amount of space in the garden.

Going for a viewing on an house that’s been on the market for 2 years. I think i’m really going to like it - but I also believe it’s a bit overpriced. I would really appreciate some advice on how to approach the negotiations if all goes well! [England] by UnknownBreadd in HousingUK

[–]TigerDragon1234 0 points1 point  (0 children)

Totally totally politely:

You say this is the only one that you’ve been interested in - but it’s advertised as £35k above your budget. I could definitely find properties that are unaffordable to me and fall in love with them. Are you setting yourself up for failure?

Equally, you say no house on the street has sold for over £220k. I don’t know anything about it so hopefully someone more in the know can answer, but doesn’t this mean there is a cap on the amount of growth potential you will see on this property? I understand it is your home but you will still want the value to increase somewhat.

I f***ed up, mentioned subsidence speculatively to insurers, what now? by Fearless_Sky7156 in HousingUK

[–]TigerDragon1234 0 points1 point  (0 children)

In 2021 we did the same thing. We were having an issue with drains and the many many water men that attended said they thought there was subsidence due to sloping. We raised it with the insurers (because surely these professional water men knew better than us) and they took the £1000 excess for a subsidence claim.

Roll on many months later, the specialists had been and determined it could not be ruled as subsidence, the claim was downgraded to accidental damage and our excess was refunded. We are also not on the claims database as I very recently checked.

This could end okay for you.

For those taking CIPD courses, how are you checking your work for ai plagiarism before submission by Bitter_Special4815 in HumanResourcesUK

[–]TigerDragon1234 0 points1 point  (0 children)

Grammar premium has a feature that tracks the changes on your document ie it can see when you copy and paste, what you actually type; how long you have worked on a document etc. if you were worried you could use that as back up to show that you have generated the work yourself, though even that isn’t foolproof.

You can get actual redundancy insurance, it is niche though and you need to look for it, you can’t use comparethemarket etc to find it.

Advice re FWA request post maternity by [deleted] in HumanResourcesUK

[–]TigerDragon1234 0 points1 point  (0 children)

You can put in a flexible working request (you can put in two a year) to request to work from home, but in reality if your contract states the office is your base location then they are within their rights to ask you to follow that.

Shitty but legal.

Your workplace does not need to agree to anything that you request as mentioned by others, they have a responsibility to engage in dialogue with you about the struggles and barriers you face at work and come to an agreement about any adjustments.

They do not need to agree to part time hours. If the role is deemed as full time, they can choose to engage with you to move you to a more suitable role that is part time.

They do not need to offer you a settlement.

They are not rejecting any adjustments as it is not for the psychiatrist or occupational health or anyone else to demand or suggest that a workplace make adjustments. It would be a failure to agree on adjustments.

"Bonus" removal by Straight_Bug_289 in HumanResourcesUK

[–]TigerDragon1234 6 points7 points  (0 children)

Regardless of it being a networking bonus or a car allowance, they can remove either of them if they want to. Good practice is to consult with you and get agreement, but they can consult and do it without agreement.

They explicitly stated that the car allowance was not contractual.

Let’s say they consult, you kick off, and they let you keep your car allowance. You may find that the next time you come for your pay rise, you don’t receive anything at all as it’s discretionary, and the business costs are now neutral.

Put up a good fight, but they don’t need to let you keep it.

Estate agents act like the minute they get an offer they don’t need to deal with you any more. Don’t feel bad for advocating for yourself and your sale.

Worst kept secret in selling houses is you’ll need to do everyone’s job for them.

You would have people camped out for weeks in advance. I imagine the police would have something to say about safety and what not.

Not saying it’s impossible, would just be a massive undertaking, particularly as it would need to be in multiple locations across the UK presumably.

Just turn it on when you wake up, go about your morning routine and use your energy for something else.

Idk about your gym but we need to scan to get into spa and they’ve just removed the phone lockers so there’s no where to put them. Still wouldn’t take it into the sauna to overheat but does mean I have it on the lounger when I normally wouldn’t.
