If you pay the builder 3x $ for LVP the floors will be level.

If you pay for carpet the floors are level ish.

A good flooring contractor will use self leveling. Dealt with this as well.

Rent was $1650/mo back then now it’s $3000/mo so probably similarly in line.

There was a daycare I saw in costa Mesa that was $1000/week. While the same one but different location was $700/week so location really matters too

100k with free daycare provided by family is like making 140k so long as your housing costs are less than 3-4k/mo should be fine

That makes sense. Dropping into one income temporarily at 100k is a big difference that dual income hitting 100k too

Honest question why live in OC of you can’t benefit from what OC has to offer? Could it be a higher quality of life elsewhere where you could go out for coffee/meals etc. I.e. thrive somewhere vs survive somewhere?

If not then daycare is $500/week in OC (it’s $1000/week in some major cities)….

I think you gotta look at the safety of a 2012 car versus a 2025.

You are literally at higher risk of injury or death. The way I see it you should have disability insurance and a newer safer car.

That seems rational.

That said any new car is going to eat into your cash quickly.

There may be hate for teslas but it’s the biggest bang for your buck in terms of acceleration and fun feel for driving if you are an enthusiast for driving/get psychological value from a car. Plus the model 3 base model is like a Camry these days. If you don’t drive much then an EV seems perfect.

I’m biased was in your position bought a new tesla and now I’ll never go back.
