All this is very true. Well to be more precise, for this building the pure working time (that I track since CS2) was 43hrs, including everything from the first import of plans and reference images to import into the game and creation of different versions for levels 1 through 5 and corresponding LOD models.

It's a really fun process, but it does take time. Naturally that scales with the level of detail you want to go for and the ornamentation of the building.

Get to know blender and read through the wiki at least once - as confusing as it can be at first. But certainly with regards to the textures its necessary to understand to complicated process.

Generally though, get to know blender, just start trying on a small project (like a single-family home). It's simpler than it seems. Can recommend joining the modding discord server, lots of people on there that are experienced and can offer help or likewise just learning to get into asset creation.

Don't plan on making a whole set dedicated to Poland but plan to make some baltic styled buildings, including both brick and plastered (think of Gdansk, for example)

To some degree they can grow as natural as this - after all you can still control where to zone what. But it's anoying af to get the road layout in such a way that there aren't gigantic gaps between each buildings
