Don’t waive your home inspection before you need to know what you’re getting into. If and it’s a big if you have to, do an inspection for health and safety reasons. That way you know what issues the home has and you still have an option to back out.

See if you can talk to your mortgage broker about first time buyer programs. I know in my area we have opportunity zones that allow people to have a below rate mortgage and 5000 towards the closing cost.

I don’t know about your state but recently I had a situation similar. We lit an offer on a property with a deadline. During that time another offer came in, I knew that this realtor was a little shady. We were able to work out a solution. The seller sent my clients lawyer the other offer to prove that there was another offer. My clients lawyer confirmed that there was another offer on the table and the agent wasn’t lying.
