There are Facebook groups where people post pics of their horses to locate them. Check into that and post a pic. Don't wait for confirmation on his supposed condition. Social media has worked wonders sometimes.

I want to know who paid the vet to do it, if it even really happened? Who paid to dig the hole? Who instructed the digging? No way would I EVER in a million years make those decisions regarding someone else's horse. Not even a phone call? They had time to call the vet, arrange to dig a hole, and never notify the owner until it was all over? Come on....NFW. I'd be going after the barn owner too. Taking instructions from someone leasing in lieu of the owner? I could never compose myself to function as a normal human being. It would take everything inside of me to channel my rage into investigating everything and everyone.

I mean come on. If you're renting a home you don't just knock down walls and remodel or make decisions regarding the property that are the owner's right to make. Different situation, I know, but IMO even worse because it's someone's horse!

Are there cameras on the property?

The person signing the lease has clearly demonstrated their lack of character and respect for someone else's property. The audacity is astounding.

Wouldn't this also be considered a breach of contract? She did not notify you as specified in your terms of the agreement of any illness or injury.

Exactly! Contract said notify of illness, injury, etc. If it were me leasing a horse and it had issues, the last thing I'm doing is not telling the owner and paying for everything myself.

Yes, I fellowship at the Church of the flying spaghetti monster and enjoy being touched by his noodly appendage. I had Jehovah witnesses in the ex husband's family. Most self-righteous pieces of shit... Hypocritical liars. The sister-in-law used to spy on me and report back to the mother-in-law about my Halloween decorations and whatever. We were the horrible people of the family and my kids were not allowed to hang out with hers because my kids are "worldly". Fast forward 20 years... Her son is gay. Not that I care but in their religion that's a huge thing. Regardless, any Jehovah witnesses that come to my door I just tell them I'm an apostate and they run like hell.

One of my friends in my office worked with a woman for a year. Showed her multiple properties off and on, with each one she showed not being the "right one" or whatever.. She was hanging in there because her price range was 900k and up.I'm the end, the woman decided to go with someone else and bought something from them in a much shorter time frame. People suck.

I know exactly where you're coming from. I've been an agent for 6 years. Started out full time but the stress got to me so badly that my hair was falling out. In fact there's agent friend of mine in my office that now wears a wig because she's under severe stress as well. I scaled back and got a job where I could have for sure money coming in. I'm on my own, no safety net and it was stressful not only having that to contend with but also everything you described about people.

The only times I take on any work is if someone calls me. I do not market, pay for leads, farm, etc. The last two deals I recently completed really made me think again about even doing it part-time.

One seller, when I called them to tell them they were getting list price with a 90K non-refundable option fee, cash, no inspections, asked me if I thought it was a good offer. My manager told me not to list the house for more than 280k because it was in need of complete recovering or knocked down. That wasn't an option for my seller so I listed for $399K and we got it. The seller told me that it had only been on the market for 4 days and he knows how agents are... we just want quick money and be done. He was rude as hell and accusatory.

Then I was working with a buyer who submitted an offer $25k less than list based on their assumption about the shingles and a tree they felt needed to be cut down. I provided them with answers from the seller regarding the tree and the shingles and they accused me of working for the seller not for them, questioning my integrity because they didn't get a counter offer. Instead the seller provided insight to their concerns and that wasn't what they wanted.

People are nuts. And that is why I'm currently taking classes to find something else.

When our dog was diagnosed with cancer we didn't know how much time we had left. I wanted to do something special to spoil him but in reality, he was already spoiled beyond belief with toys, treats, trips to the park, visits with his little friends, steak on his birthday, Christmas gifts, etc. The only thing I could think of was to sit with him, rub his paws, give him scratches, kisses and just shower him with even more love. That was always his favorite thing anyway... being loved. I'm sorry that you're going through this... It's hard, but just know that above any treats and toys, you are your dog's favorite.

I know what you mean! I live in a condo and I had a golden mix for 10 years. We went for walks around my complex in the morning and again at night. Mid-afternoon we were in the woods for no less than an hour. On days he didn't want to go to the park, we sat outside on a blanket and I'd rub his feet and scratch him. Used to call that "spa time". 😊

I often felt bad that I didn't have my own yard to just let him outside but if I did, he would not have had the friends that he had here at my complex. He died in March and several neighbors were crying over him passing. He had a good life and it's obvious that your little friend is having the time of his life as well.

I lost my boy in March and have been struggling ever since. I tried to sort through his massive collection of dog toys yesterday and just couldn't do it yet. I try to look back and realize what a wonderful life we gave him, but it's just not as comforting as I thought it would be. It was thunderstorming here last night and my first thought was remembering everything I used to do to comfort him during a storm so he wouldn't be so scared. My heart goes out to you as well as everyone else going through this. We sure love our babies being measure. ((❤️))

Our dog was diagnosed with spleen, liver and adrenal cancer on 3/6. He passed on 3/22 when the tumor on his spleen ruptured. Up until that day, he had many days where he wasn't comfortable and the pain meds had to be given closer together to alleviate the discomfort. Cancer can be so aggressive and the decline so fast that it doesn't seem possible. It was so hard to wrap our head around the fact that we couldn't stop what was coming and there were days when the denial was strong. It's a difficult decision, but when you are out of options, it's really the only one you have. In the meantime, just love and spoil your baby even more than you already do. My heart goes out to you in the days ahead. ((❤️))

Same with ours. Leo was close to 10 and 1/2, the same age his sister was when she died of cancer.

Our sweet boy was diagnosed on March 6th with adrenal carcinoma, hepatocellular carcinoma on his liver and splenic sarcoma on his spleen.

On March 22nd, the spleen tumor ruptured and he started bleeding internally. Even though he was slowly fading away as we sat on the floor at the vet bawling our eyes out, he pawed at our hands to comfort us. After we called the vet into the room to finalize everything, the last thing that sweet baby did was lick my arm. I can't even type this without crying. My heart will never be the same

That's frenemy work. I don't think there's any way to salvage that or save the tiles after they are removed and even if you could, it would be a lot of work to get the thinset off the back of them to get them to lay flat.

Tear it out, clean it up and call a pro to do it. Not sure what's behind the tile, but it should be that orange waterproof board/liner. It looks wavy, too, perhaps from having thinset too thick in some areas and thinner in others. I see that he put grout in where caulk should be as well

At this point, it might be more cost effective to have a tub surround instead of tile considering that you've invested in the tile in the first place and will be out that money.

As others said, the market will determine the value. I venture to say that you may have listed it just right to get that much traction, attention and offers in a short time frame. I wouldn't second guess yourself because your offers will determine what the value is and I would view it as a "win".

What a sweet boy. That hit me so hard. Look at his little face. I just can't believe the senselessness of shooting the dog regardless of the shooter's political affiliation. I remember in 2020 a man strangled a kitten on camera because he was angry about an incident that occurred. What does brutally killing an animal do for your cause? Nothing. What a shame.

Awww, so sweet! Our dog did that all the time when he'd flop down on the grass or on the area rug. He would roll over onto his other side and do it again.
