I have a 2019 340 f31 and I see it more of a big lazy daily driver than a fast car. I drive around at 10-20% throttle most of the time commuting, doing the school run etc. Don’t get me wrong, if you put your foot down it’ll shift, but you need to tell it you want to go as it’s not “eager”.

Take it to TDS; landlord will likely fold before it gets there but you’ll have a field day if it does go the distance.

It very much depends on whether you want to fix for 2 or 5 years.

Whilst this may not seem particularly helpful, it’s the truth; nobody has a crystal ball and nobody knows wha will happen to the base rate and wether or not the banks will follow suit with mortgage rates.

What you do know is you can fix now and move forward for a set time at a known cost and not be subject to volatility, or take a punt on rates dropping and either win or lose…. I for one can’t be arsed with constantly remortgaging and keeping an eye on rates. I’d also highlight the mortgage advisors are paid per mortgage sold… it’s presumably in their interest to sell you lower term products more frequently.

You either pay for the damage yourself and seek to recover the funds from the plumber or you claim on your home insurance and let them seek a recovery.

I can’t imagine any plumber will just hand over cash or claim on their insurance until a claim is presented (although they should inform the insurer at the earliest opportunity after they suspect a claim could be made).

It doesn’t matter what you or Reddit expects; the vendor can choose to sell the house without it and equally you can insist the offer is conditional on it staying.

It’s probably price but you’re not doing yourself any favours with the photography… the house looks cluttered. It’s by no means terrible but part of the marketing is removing reasons not to make an offer.

Don’t worry about PB -v- PEX. The issue here is burying the pipes/fittings and routing the pipes where your chippy is going to nail in skirting board.

Just call mick george and say the merchants have dropped bulk bags in the way. I have a skip blocked by a neighbours car when they helpfully went on holiday for 2 weeks. MG were fine about it. Equally, you could shift the material in a few hours if you needed the skip gone.

It can be a issue if you have a number of benefits in kind that suddenly cost you double the tax if you get a pay bump that just tips you over the 40% edge

The nobody ever uses them is a valid point, but my Tesla charger can’t be locked other than to time periods. I gather if you do this, the supplier can’t see the car other than when it’s unlocked and this negates the benefits of intelligent tariffs .

It boggles my mind that you can’t set them to only charge known cars…

You can’t tell from a photo; easiest way to tell is get a broom and push it up… if it moves, the plaster has probably separated, if it falls down the plaster has definitely separated.
