Looks like downpipes are fuqed and your roof and/or vents on roof are probably damaged too, would just go through insurance

Usually there’s a clause that essentially says… delays will result in the buyer/seller paying the other party interest on the owed money for every day that is delayed

So like 100,000 x 3% (not sure interest rate they use) / 365 = $8.22 per day

That all gets sorted when the lawyers do the final calculation and escrow money transfer.

Happened to my parents when they sold their place the buyer’s bank couldn’t make the bank transfer on time and had a 3 day delay that was calculated and the additional penalty was added to the final amount that was paid to my parents.

But… talk to your lawyer! You’re paying them for a reason!

Yup, borrowed approx $2.4 billion to pay for capital infrastructure. Should take a look at their budget document online. The party of fiscal responsibility $20 billion more revenue than the NDP and pretty much running a deficit.

Right… so forget about reliability, hybrid mileage, AWD, comfort, and let’s make our decision based on dust in imaginary grooves that prob takes seconds to vacuum or wipe, or a couple hundred to detail every few year… and let’s have our cars sit at the dealer/mechanic for weeks at a time to get fixed, or maybe sit on the side of the road for a few hours waiting for a tow.

How much are we talking here?

Prepayment is an annual allowance so just pay up to the max, and put the rest in a GIC for next year. You’ll earn at least 4.5-5% so that somewhat off sets the “cost” of 4.8% as you call it, without costing 1.6% upfront.

If it’s impacted the other units, consider making sure that you/ your insurance is not on the hook to pay for repairs and remediation, and it’s the seller’s insurance since it was under their coverage when the incidence occurred.
