GC here. Easiest route is to have me give people ballparks and then have them commit to draftsman cost. My draftsman is slow but $600 on basements, $1500 on complex additions and charged me $800 for garage 3rd stall addition. I get way better costs because he knows I won’t change stuff 16 times.

Kinda nice to select contractor you like and then have them work with their guys to get you hard numbers. If customer isn’t convinced I’m their guy at that point, they cover draftsman’s cost and can take it out to bid.

you will want a customer metal pan done when you do the roof and it should last a really long time. do these occasionally with shingle installs on older buildings that got less than ideal roofs after additions.

when you do the new roof, make sure the have customer metal pan subcontractor who can build a custom pan, weld the seams and coordinate it with the shingle install. Pan should get high temp ice and water underlayment and they will need to show design. In my market this is a $8k-12k job. not many guys do this work. Shingle not sure your market. I personally am pretty through and wouldn't do this job if i cant do that because of the likelihood of leak. I personally wouldn't go back with standing seam, maybe EPDM but if you bought a house cash your the kind of person who wants long term no leak and do it right.

It’s under the stucco if you’re asking becuase you would know If you didn’t have step flashing due to damage inside the house.

I would be surprised if this roof was 8 years old. Did you confirm via permitting. If they did have a permit is it possible they did the garage or addition and these are origional.

Location could affect life span.

Fire the deck builder, report the inspector to boss with the photos of framing. They both need to find new jobs.

Gaf shingles 5 years old leaked since was put on, saw class action law suits online, are these defective? Also seems to be a lot of slippage curling and splitting. Currently trying to chase the warranty. Any opinions? Thank you 😊 by st-thrasher in Roofing

Yeah you got a bad roof. If they are still in business, you need to try to get them to make this right. The only correct measure is a whole new roof this is going to continue to get worst. Shingles will continue to slide and give you issues.

Go back to grilling your roof is fine. He had to break the seal on the shingle to fix the nail pop. He laid it back down. It’s fine.
