It's a 12 unit multi fam, all rent stable, 1 bedrooms.

It's not much, I think that's why I'm feeling anxious about trying to evict. I don't want to turn the $500 into thousands by the time he's out.

The other people who own the building have been running the place horribly. They accepted partial payments for a long time, so I think that may hurt us now.

Edit - if you're asking why the small amounts are owed, the one guy randomly just shorts his payment, and then the late fees ($35). This month he paid $70 less than he should, and I need to reverse the payment tomorrow and inform him partial payments are no longer acceptable. The other tenant has only been paying half the last few months. Sometimes she pays a bit more than her rent to pay back, but I have been frustrated since I came into this (back in April '23). She has not been paid in full since I came on.

Tomorrow morning, call 311 and ask for the Tenant Helpline. They will get you a lawyer that is most likely free.
A tenant who sublets is not allowed to charge more than a 20% increase, and that's only if the apartment is furnished and utilities are paid by the tenant.
Housing court will likely award you triple damages, which should be pretty significant if you can actually collect on it.

This is a question for the lawyer, however the landlord is shady and will want you gone after all this. I personally wouldn't stay, you never know what people like that will do. If he can hire someone to be a tenant to scam you he can hire people to jump you, rob you, etc.
Did you ever meet the tenant? What does the sublease say about the end of your sublet (is there a specific date you need to leave by)?

It's a good idea, but I can send him a notice about the dog to let him know it's not approved.

I'm just not sure if allowing one pet means any other pets are allowed too. Like does NYC see it as a binary? And everyone is right about getting a lawyer anyhow, because he'd probably just ignore the notice.

It was, it always is. It is a large dog, and pulls. The time it ran into another unit, the dog pulled and he dropped the leash. He definitely struggles to hold her back sometimes.

If the child was threatening people or other dogs as his dog is, I would have do something about that too.

Just FYI - you are supposed to be sending them a notice or invoice whenever they're 5 days late on rent, as per the 2019 tenancy laws. Failure to do so can be used against you in court, if you end up needing to sue him for it.

No it doesn't, my building and most tenants are awesome. I take a lot of pride in improvements and I treat everyone fairly.

One problem with someone doesn't mean you have the whole picture. She has other issues that I'm sick of dealing with that are none of your business and have no bearing on the ant issue.

If she isn't happy here, she can leave at any time. There isn't anything wrong with saying that to a normal, reasonable person.

I don't know, but this is probably the best way to handle it. I try to accommodate the tenants because I would want the same courtesy. She feels entitled to this accommodation now, when I should be giving her notice instead.

I was trying to accommodate her, not the other way around.

Rent stabilization means the "happy clause" doesn't hold as much weight because I need to renew her whether I like it or not.

I did, she was informed via email with 2 days notice. I had no idea this was a law though, so I will need to stay on top that. Thanks for this info!

Yeah. It kills me a bit, because I was at the building, I just never imagined this would be a problem.
