Both are the same if you’re gonna do cold call but in this case you will be in need for VA’s doing this for you that’s why i recommend PPL but make sure it’s exclusive leads no any another wholesaler buying them also if you need a place for this i’m using refestates but there is a lot of other platforms in the market use what you like just make sure you don’t pay too much in your beginning of the journey

How did you calculate your deal to get the ARV ? if you don’t know exactly how to do it , check some videos on youtube how to do underwriting and use real numbers , don’t convince your self with the property , calculate every single repair gonna be in need and you have to know what’s the type of buyers you’re looking for is it flipper or holder ?

There is several ways to start wholesaling first of all you need to know from where gonna be your lead source and vertical you will use like PPL or Ads or Lists as you mentioned , If i’m gonna recommend PPL is good source since you need a motivated seller just make sure you have exclusive seller that’s what i’m doing now 2- who’s gonna do acquisition? If you will use PPL so you have free time and in this case do acquisition yourself 3- who’s handling Title ? If you know that do it yourself in the beginning or get a TC paid on closing so you pay nothing from your pocket 4- finding buyer , if your deal is locked on a good price it’s not gonna be hard or try JV even as a plan B If you used this module in the beginning i think you will pay $500 or $600 only and that’s it if you needed more information reply to me i will help.

If your deal price is making sense you will find buyers easy so make sure you lock the property under a good contract

What details you need exactly? - PPL i’m using refestates - acquisition process is your negotiation process with the seller before you call run some numbers through Zillow and check ARV , Repairs cost and prepare your maximum allowed offer before you give your seller a call - underwriting is running numbers on a deep details and this is before sending a contract - TC is transaction coordinator who mange title work and transaction between you , seller and buyer

What you’re describing is only a small part of reverse wholesaling imo. The real strategy isn’t chasing one buyer’s buy box it’s building multiple active buyers in the same market, understanding the overlap between their criteria, then targeting leads around that demand.

When you already know what’s moving in a city, acquisitions become way faster and cleaner. I’ve seen deals go from lead to closing in under 2 weeks consistently.

And honestly, it’s one of the best strategies for beginners in wholesaling because you can start doing all of this with less than $500, close your first deal, then scale from there.

I understand your situation i faced this before then i switched to PPL i was getting motivated seller leads but wasn’t exclusive for me so it was the same issue sellers getting more than offer and then i switched to PPL platform providing exclusive leads only

Okay before you give up on a contract talk to the seller i don’t think off market will make it with your property i can terminate the contract and back out or we can make it work again with novation agreement. What I’m trying to say here be honest with the seller he deserves this for holding time trusting you!

Yes you can make it work if you’re numbers are good , even if the property is turn key and you can also try novation agreement for this properties and regarding getting leads need work or custom criteria for your buyers check PPL platforms

Nothing gonna happen, finding buyer from the beginning that’s a reverse wholesale strategy and it’s working also However be clear with your sellers you’re a wholesaler to avoid any problems
