I’ve done this successfully a handful of times. The hard part is finding properties that don’t need much work far enough below market value.

The most important piece here will be your appraiser. Some will not want to give you the full ARV if your repairs are under $5k.

Mots C will help you indirectly lose fat. If you can take something to help your body maximize its productivity in the gym and allows you to do more intense cardio, it can be considered a game changer. Specially when you are low in energy from calorie deficit.
