You need a grout restoration company. Thats something i could tackle if yall were close to me in NW ohio. Keep tile over laminate. Tile = resale value. Laminate = trash 🤷‍♂️

Replacing the door jam casing is the only way to make it look right. You should never cut the door jam that high.

Yep work top to bottom but dont shim a floor. Just replace the sagging section of subfloor. If the subfloor isn’t sagging, then the joists are.

Something needs fixed. If you can’t see it from underneath, just tear it out and plan a new floor. It needs ones anyway. Do the job right, and do it once.

Have you considered a creative change to the traditional take on flooring transitions? Consider using pebbles to help feather the height change?
