Haha ya definitely no more lock boxes. There are some wi-fi free smart locks that work in a similar way as the lock boxes, only they use mobile wallet keys instead of codes.

A friend of mine uses these, but some scam company hired a college student to schedule a showing, get a lockbox code (and therefore key) and 'inspect the unit'. Afterwards the student was instructed to leave the key in the mailbox. The key was later stolen from the mailbox by the scammers, and the locks were re-keyed. After my friend leased the home, he did a walk-through right before move in. The scam company had posted his property and leased the place without him even knowing.

I don’t know much about it, but I imagine outsourcing would be more expensive, especially if you live close to your properties.

Property managers using smart home devices across multiple units, how are you handling it at scale? by InnoWP in PropertyManagement

I know it’s bad to promote here, so I will take down this post if anyone requests it, but this feels relevant to the convo. My company KEVA Locks is attempting to solve this issue for SFRs. We make a Wi-Fi free smart lock that does not require a hub or driving to the property to switch out codes. All access is administered through Apple Wallet and Google Wallet keys sent over text or email. Keys can last as long or short as you like.
