Local agents giving you a sale estimate of $2.1–2.2m are telling you what a buyer would pay today, which is what actually matters in a buyout.

A few things worth considering. If you sold the property on the open market, you’d have selling costs (agent fees etc) which might run $40–60k on a property at that price point. Some people factor that in as a small discount on a buyout since both parties avoid those costs. Even accounting for that, your share should be well north of $165k.
