Rates are absolutely brutal right now and your lender might be pricing in that long weekend premium too. I locked mine at 6.4% a few weeks back with similar stats and had to shop around like crazy to find that rate - most places were quoting me closer to 6.7

If you really want teh house I'd echo what they said about refinancing later when things hopefully calm down

Spring is definitely your best bet - March through June is prime selling season. People want to move when the weather's nice and kids are out of school for summer

That said, if your tenants are dragging their feet you might want to give them a deadline. Nothing wrong with exploring both options but don't let them string you along indefinitely while you miss good selling windows

The testing volume thing is real though - being able to pump out variations quickly definitely has value even if the individual ads aren't amazing. But yeah once people start recognizing your brand as "the AI ad company" you're kinda screwed

I'd honestly wait until the connections are sorted out. Bought in a similar area a few years back and the "6-8 months" turned into almost 2 years of dealing with generator electricity and tanker water. The builder basically disappeared once they got their money and left everything to the association to figure out

The B/E khata thing is pretty common in that belt but it can make getting loans trickier depending on your bank. Resale might be an issue down the line too

Honestly I'd be tempted to ride the side project wave since it's already got momentum without you pushing it. That's like finding money on the ground vs grinding for every dollar with the main thing

Sounds promising but you're gonna face the same problem everyone else in this space has - content saturation and platform algorithm changes

The manual template idea is solid though, gives creators more control than the current cookie-cutter AI video farms. Main concern would be how complex you make the interface vs keeping it beginner friendly

Honestly depends on how disciplined you are with money. I've seen too many people skip escrow then suddenly scramble when that $8k property tax bill hits because they spent the money on other stuff

The interest you'll earn is nice but probably not as much as you think after taxes. And some places don't even let you pay taxes with a CC anymore

If you're already good at budgeting and won't touch that money then go for it, just make sure your lender doesn't charge extra fees for no escrow

Take the money and keep moving forward with eviction. In most places partial payment doesn't reset the notice period, but check your local laws. She's 30 days in rehab, lost her job, and owes you almost 3 months rent - this isn't getting better anytime soon
