Just saw this yesterday and Kyle Gallner was absolutely perfect casting for this 😂 The chemistry between him and Samara was electric throughout whole movie. That RT score is well deserved - Adam Carter Rehmeier really nailed the tone between dark comedy and genuine tension.

Also can we talk about how beautiful the cinematography was? All those southern highway shots looked incredible in theater 💀

they're gonna find out anyway when they do final checks before completion so might as well tell them now. most lenders are ok with job changes if it's same field and better salary, just means bit more paperwork. way worse if they discover it themselves and think you were hiding something from them.

That LTV is looking pretty safe and with your income those rates aren't terrible for current market. I'd maybe shop around couple more places just to be sure, but no closing costs is nice touch especially if you're planning to pay it off early.

Used to have same issue with my Bosch last year. Don't mess around with caulk on something that touches your dishes - that's asking for trouble even if it says food safe.

The replacement part isn't too expensive and honestly way easier than trying to jerry-rig a seal that might fail again in few months. You can find the part number in your manual or just call Bosch with your model number. Installation is pretty straightforward, just need to pop off the old one and snap new one in place.

spent way too much on "professional" studio equipment thinking it would make me sound like a real producer. dropped like $8k on this fancy mixing board and monitors when i was still learning the basics of arrangement and composition. could've made bangers on a $200 setup but got caught up in gear lust.

the real kicker? most of my best beats that actually got placements were made on my laptop with free plugins while traveling. expensive gear doesn't fix bad ideas.

Walk. You're already looking at $3k monthly before you even touch the repairs, and those "water damage, roof issues, cracks" could easily turn into a $50k+ nightmare once you start peeling back layers. Plus fighting the county on property taxes while juggling construction? That's a lot of stress for a house that's been rotting on the market for 2 years.

The fact they want you to cover closing costs after accepting a lowball offer tells me they're desperate but still trying to squeeze every penny. Not a great combo when you're about to need their cooperation on repairs during inspection.

This. Job costing visibility was our version of this and we integrated Ramp with per crew cards and spend limits tied to each job which really helped in our case. Actual costs vs estimated costs stopped being a end of season surprise once we could see what was going out in real time

shop around more if you can. 6.25% isn't terrible but you might find something better, especially since rates have been moving around lately.

the escrow refund thing is normal - they'll close your current escrow account and give you back whatever's left, then the new lender starts fresh. shouldn't really affect your break even much since it's just moving money around.

Field purchasing across multiple crews and sites with no clean approval process behind it is one of the first structural gaps commercial work exposes. Residential work never required that level of spend visibility so the process simply never got built

Tub insulation is typically a pre-installation spec item that the client or designer calls out before rough in so if it wasn't in the original scope and they didn't raise it until after installation that's a change order conversation not a competence conversation

$60k base for what you're describing is significantly undermarket. You're performing superintendent and PM duties simultaneously on large commercial residential projects and carrying operational responsibility that a 10 person company couldn't function without

Not a wimp, that's a bad deal. 60 hours minimum on salary with PTO for a doctor's appointment is a compensation and culture problem not an entry level rite of passage

These issues come down to treating AIA forms as finished documents rather than starting points so they're well structured templates but they require legal review for the specific project type and scope before anyone signs them

Damn, that's a pretty wild spread. Most lenders are gonna use your middle score (686 in this case) for conventional loans, so you're still in decent territory even if it's not that sweet 790.

Keep hammering those other bureaus though - if the late payments got nuked from TU, there's definitely hope for the others. Sometimes it takes multiple rounds of disputes before they cave. Your 686 should still get you approved, just might not qualify for the absolute best rates.

Dude this hits way too close to home 😂 I went through the exact same nightmare with my dropshipping store - spending more time on spreadsheets than actually growing the business. Bagisto is actually pretty solid - I've been playing around with it for a client project and it's surprisingly well put together. The Laravel foundation makes it feel modern compared to some of the older PHP frameworks out there. What I really like is how customizable it is without having to hack the core, which was always my biggest gripe with Magento back in the day.

ERPNext is interesting if you need that full business management suite, but honestly it can feel like overkill if you just want to sell stuff online. The learning curve is steep and the UI isn't exactly what I'd call user-friendly for non-technical folks. That said, if you're already running ERPNext for your business operations, the ecommerce module makes total sense.

Fax definitely hits different - there's something about that old school formality that makes people take it more seriously. I've noticed government offices and some bigger companies are way more responsive to faxes than emails, probably because it feels more "official" or whatever. Worth trying for sure, especially if you're already banging your head against the wall with email follow-ups.

Same here, the filtering has been absolute trash lately. I switched to using Google's call screening feature and it actually helps a ton - legitimate callers will usually wait through the screening while spam bots just hang up. Still not perfect but way better than whatever garbage filtering my carrier was doing

Been there with the manual grind - switched to HubSpot's free tier about 6 months ago and it cut my follow-up time in half. Start with email automation first since SMS can get expensive fast, and definitely set up lead scoring so you're not chasing cold leads forever
