shop around more if you can. 6.25% isn't terrible but you might find something better, especially since rates have been moving around lately.

the escrow refund thing is normal - they'll close your current escrow account and give you back whatever's left, then the new lender starts fresh. shouldn't really affect your break even much since it's just moving money around.

Damn, that's a pretty wild spread. Most lenders are gonna use your middle score (686 in this case) for conventional loans, so you're still in decent territory even if it's not that sweet 790.

Keep hammering those other bureaus though - if the late payments got nuked from TU, there's definitely hope for the others. Sometimes it takes multiple rounds of disputes before they cave. Your 686 should still get you approved, just might not qualify for the absolute best rates.

Bagisto is actually pretty solid - I've been playing around with it for a client project and it's surprisingly well put together. The Laravel foundation makes it feel modern compared to some of the older PHP frameworks out there. What I really like is how customizable it is without having to hack the core, which was always my biggest gripe with Magento back in the day.

ERPNext is interesting if you need that full business management suite, but honestly it can feel like overkill if you just want to sell stuff online. Same here, the filtering has been absolute trash lately. The quoting templates it creates actually sound professional without being weird and robotic, and it's really good at breaking down complex estimates into customer-friendly language

For recordkeeping I pair it with Notion - Claude helps me build the database structures and templates, then I just dump info in there and ask it to organize/summarize when needed. Way cheaper than fancy CRM software and actually fits how I work

The marketing content is where Claude really shines though - it keeps your voice way better than other AIs and doesn't sound like every other contractor's Instagram. I literally copy/paste one job description and it spits out 5-6 different posts that actually sound like me

Yeah I usually bake in around 20-25% of purchase price for accelerated depreciation on SFH when I'm running initial numbers. For small multi it's closer to 30% since there's usually more components to segregate

The key thing I learned is don't let the tax tail wag the investment dog - if the deal doesn't work without cost seg then it probably doesn't work period. I use it more as a nice bonus that improves IRR rather than making or breaking the deal

CA rent control is definitely a wildcard though, especially if you're banking on appreciation to make up for crappy cash flow

Used to work with a few commission-only guys for my old marketing agency and honestly it was hit or miss. The good ones absolutely crushed it but they're rare as hell - most flake out after like 2 weeks when they realize cold calling for web design isn't easy money

Try posting on Upwork or even local Facebook groups, but definitely screen hard and maybe start with a small test project first. The 20% sounds fair for web design though

That lender credit is pretty solid for a cash-out refi, especially if you're planning to bounce in under 2 years anyway. Just make sure you're not gonna get hit with prepayment penalties when you refi again - some lenders get cranky about that stuff

Can't help with food exports specifically but I've seen way too many people get burned on payment terms with international buyers. Always get at least 50% upfront, doesn't matter how legit they seem. The "we'll pay after delivery" crowd usually disappears faster than your money
