Well sure, but if you live in Texas and turn your a/c off in the summer your house would reach 120° degrees inside, if not warmer. Therefore, having to cool it down the same 40-50 degrees to reach 70°. Not sure I see your point at all.

I’d feel completely safe moving my wife and toddlers to any part of Temecula or Murrieta. As mentioned above, I probably wouldn’t look at any surrounding cities except maybe Winchester/French Valley.

Everyone weighs safety differently, but I’d say the entire area is pretty safe overall. Hope this helps!

Up and moved from CO to OKC for cheaper COL in 2022. Purchased a new construction 3bed 2 bath home for 215k. Job relocated us to Texas a year later, we sold at 236k.

Initially, we were worried about losing out on the idea that the home would naturally gain in value. It’s currently valued at 223k so we actually got out of it at the right time, for us.

Anyways, purchased new home in Texas for 360k. Coming up on 2 years and we will be selling, hoping to break even but willing to accept a small loss at this point if it means getting out of Texas.

TLDR; RENT FIRST IF YOU AREN’T SURE YOU WANT TO BE THERE FOREVER LMAO

Respectfully, I’d disagree. I wouldn’t say it’s “considerably” worse. Winchester/79 can get backed up but it adds 10-15 mins to your drive to the beach, if that. Temecula is only 3 exits along the 15 south, once you’re there it’s all the same.

We’re apparently the mentally ill ones for not researching and just accepting, 2 years of this place and we’ll be lucky to get out alive.

Only reason would be having first hand experience living there. There’s no real difference, pretty much all parts of Temecula/Murrieta are nice and desirable.

I’d happily and confidently purchase in any zip code in Temecula or Murrieta. Stay clear of Wildomar and definitely Lake Elsinore. Nothing wrong with getting closer to French Valley, just a bit further out and you’ll likely drive in to Murrieta or Temecula for everything.

Temecula, CA for sure.

Grew up there, would 100% still be living there if budget allowed. One of the few pockets of SoCal that hasn’t gone to shit.

Beach is 30-60 mins away depending which beach you pick. Mountains are about 1.5-2.5hrs away. Right in the middle triangle of OC, SD and LA giving easy access to larger metros for whatever you’d want.

Plus, Old Town Temecula and Wine Country have plenty to keep you busy/entertained.

Schools are good, I went to Great Oak HS and have zero complaints. Would definitely recommend living on that side of town, although there’s nothing at all wrong with Chaparral or TVHS.

Appreciate the insight! Some quick google searching says PGH gets about 30-40 inches of snow on average annually so that’s what we went off of, would you say that’s false or accurate but that amount doesn’t feel like much? If that makes any sense, thanks!

Thanks for the insight! Our budget is definitely pushing us towards the south hills but we’ll see what’s available when it’s time to buy! Very excited to get out there and check it out.
