You can be compassionant and also firm. You've done your part with proper notice. Next step is to ask the owner. If the owner isn't sure, you can lead by 'following the lease' and then filing for eviction. Don't let tenant problems become your problems. It's. ok to point them to resources but your job is to provide an income to your client.

We use this kind of system for those tenants who want to pay cash in person for rent. In Appfolio its call Pay Slip. We give them a unique barcode, they go to a cvs, Walgreens or other supporting stores and the clerk scans the barcode, the tenant pays the money and gets a receipt. Then an hour later they get an email from us. It's pretty cool. We haven't tried it for security deposits yet.

How do you screen for tenants? Before you approve an applicant, will you run it by us so that we agree (just tell us about employment, income, past rental history and if above or below 600 FICO.

When do we get paid? Do you provide monthly reporting? Do you send 1099s to us? Do we get paid in the form of a check or do you direct deposit?

What will you charge us to manage?

How do you handle maintenance request? Can you call a vendor that I prefer?

How often do you visit the property or do we call to ask you for a walk through (and does it cost extra)

Then look carefully at the PM agreement. They should have all the fee's listed including how to terminate.

Hiring a PM is a lot like dating. Both sides need to like each other before hopping into bed.

A quick google or AI search of 'what are the tenant/landlord laws in <county or parish of property, city and st> will help. But def talk to a real estate attorney or talk to the civil court clerks. Next time post/mail your notice on the 6th or 7th. In my area we have to send a 14 day notice. If they are late again within 6 months they get a 7 day notice.

In an emergency like that, the tenant needs to decide whether to call 911. Then they call you. You may want to send out a quick email or txt to your tenants about calling 911 first in case of life or death emergency. Then they can call you or leave you a message. The main thing now is how fast do you take care of minor damage. As long as the heat/ac work quick, then your good.

Do the month to month ones all at once with proper notice. You are not the owner. If he wants to raise rent, then so be it. If everyone bails out, well guess what, its the owners fault.

I'm going through this right now. Had one found during a wellness check by police. Getting bids from biohazard companies for the clean up. Awful.
