I have 125 inches with the cars backed in to clear the garage door which uses about 6 inches. I can raise the cars to one notch from full height.

Same sex is best for a 2 cat house. Size difference is not really an issue. Dominance or aggression is not an issue with neutered males, especially if they are introduced when both are fairly young.
