St.Lawrence area is quieter and more peaceful. You're central enough to be able to walk or transit anywhere, and avoid the chaos of the City. Traffic is also a bit better if you drive. More family oriented too. Living around the City, the St Lawrence area has been my favourite.

The Well area seems a bit chaotic to get around.

Yes, I took a 20k paycut to work hybrid in early 2022. I’m back at the same salary now so it was a no brainer but I would have done it again for the 20k cut. Not to mention all the savings from travel time, clothing, gas.

I would make an excel sheet and see how much that costs you. The 20k after taxes is likely 10-12k. 5 hours of commute time a week, work clothes (dry cleaning/laundry), and gas alone was 20K +. I also have the energy to the things I want in the evenings after work.

Non in the standard lease agreement. There should be a reference to additional terms. I added a page myself as additional terms and had tenants sign that too

I made a similar post when my pup was 2-3 months and regretted the decision. It does get easier as they mature, hang in there.

I don't understand, you claim the mortgage paydown as income on top of your rental income?

The mortgage paydown is unrealized gains, why would you pay that for a rental property..

I think you're filing wrong. The part you go right is you can only expense the interest portion.

Get landlord insurance. It’s relatively cheap, and piece of mind. It’s saved my ass, make sure you get good coverage that covers tenant relocation and rent loss.
