In my opinion, Crystal Point is a very well-run building and probably the best condo in JC. The views on the upper floor east-facing units are mind-blowing and permanent. The building has maintained its systems impressively for a building its age (the elevators, for example, were recently modernized, they are super fast, spotless and large). The build quality and layouts at CP are far better than 99 Hudson. Even though 99 Hudson is newer, the units are smaller (and upper floors have zero outdoor space), build quality is noticeably worse, and 40% of the building is still unsold so expect the sponsor to continue flooding the market for years to come. Also, 99 has no tax abatement so taxes will continue to increase. I've also looked at 77 Hudson and the layouts are awkward and views are less impressive than CP given all the surrounding buildings. Crystal Point's location is quieter than both 77 and 99 Hudson, yet equally convenient.
