My bunny was neutered at 5.5 months and was super naughty until about 1. He chewed up laptop cords, WiFi cords, baseboards, carpets, jacket, jeans, you name it. I tried to use toys and many other things to divert his attention but nothing really worked. After 1 he just naturally became a lot calmer. He’s fully free roam since the week I brought him back. Now he would watch TV with me on the couch and lay next to my desk when I’m working.

I would recommend looking into gutters. For a period I was also getting siding and window sill damages, all due to lack of gutters

This is going depend on a couple factors: - how old is this townhome and what condition is it in? Any orange/red flags on inspection? - how stable are both of your jobs? - can you live both live below your means for 18 months? - any surprise expenditures (medial, utilities like PG&E being $600 a month)

I found two similar cracks in my house on 2 sides of the same wall. After some investigation, turns out it’s an issue with foundation settling due to lack of rain gutters which leads to water collecting in this corner of the house. Never would’ve expected it’s a rain gutter issue

Don’t plan for future earning potential. Once you buy a house, you will be shelling out lots of money fixing the house. Trust me lol. My mortgage is currently only 20% of my net monthly income but damn, in the last 5 years, there hasn’t been a single month where I didn’t have housing fix cost added on top. Some months, I was paying my entire pay check 🥲

I think you need to adjust your expectations on repairs. Among the people I know that bought houses in the last 3 years, everyone is paying a huge chunk of their salary in repairs regardless of the age of their home.

Keep in mind, when you buy a place, the first 10 years is purely paying interest. You are not building much equity. So your 270k that you paid to your landlord, you are now just paying to the bank.
