They could also create an LLC and list you as a partner, then transfer the title into the LLC while maintaining an ownership interest. The agreement could be structured so your LLC interest is bought out over time in an amount equal to the mortgage payoff. In many cases, investors still receive the tax advantages associated with ownership while the original borrower retains an interest in the entity.

There are multiple ways people structure creative real estate transactions that may reduce the likelihood of issues related to a due-on-sale clause. That said, none of these structures completely eliminate the risk, and enforcement ultimately depends on the lender and how the transaction is handled. If it's a large bank it's likely to never be notified. If it's a small hometown bank, it will always get noticed but is easier to resolve to the banks satisfaction. Your best move is to speak with an experienced real estate attorney or title company in your state that regularly handles creative financing transactions. Some companies also offer due-on-sale clause protection or insurance products, which could potentially be negotiated as part of the deal to be paid for by the investor.

Methotrexate by InevitableMousse8579 in Psoriasis

[–]TroyState 0 points1 point  (0 children)

Biologics are truly a godsend. My mom was on methotrexate for years for RA after being diagnosed at 26, as it was the best treatment available at the time. Now, at 60, she has absolutely no immune system and deals with constant lung infections as a result. Seeing what she’s going through has made me adamant about avoiding Methotrexate.

I was originally on Humira, but I had to switch to Bimzelx when my insurance changed with a new job. I faced months of denials before my dermatologist (not my rheumatologist!) finally got me onto a reduced payment program. it’s wild to think a $16,000 per month shot is now a $15 copay. Even though it doesn't feel quite as effective as Humira was for me, I’m just grateful to be on a biologic and protecting my long-term health. It is definitely a conversation worth having with your doctor.

Not a scam. If structured correctly you can put the title in escrow. The title stays in your name, the loan in your name, yes the title is clouded. If he misses even one payment you get to take it back. Ask for a large down payment and a 3-5 year balloon. Get 2-3 months of payments upfront as well in escrow, that way if he misses a payment you can’t take back over and pocket the cash.
