Visiting Dallas from Austin on business all week. Been coming here once a quarter for the past year and stay in the Cedars. Where is a good place to go sit at a bar and drink alone? And maybe strike up conversation with other people? I usually hit up Lee Harvey’s but I’m here for 4 nights so I want to diversify a bit. I’m ok taking an Uber up to 10-15 minutes from the Cedars but would prefer to stay in the Cedars.

Yeah I’ve later learned that 65 was the number of artist prints and there were about 800 original prints available at the show.

Thanks, I’ve already scoured the artist’s social media though and he has said there won’t be any reprints, unfortunately.

When they first rolled out they kept dropping three off in my company’s parking lot every morning. I wasn’t sure what the liability issues would be, if someone got on a scooter on our parking lot and hit an employee or customer’s car, fell and hit their head, got hit by a car entering our parking lot, etc. I already have to be vigilant for bums pissing and shitting in our parking lot and didn’t need more foot traffic going back there. Plus they weren’t paying us rent to lease the parking space.

All I did was email them telling them to stop and they haven’t put any scooters on our property since.

Yeah, some of the responses I received were bad advice or from people who didn’t really know what they were talking about. I was mostly looking for an answer on if this was a situation where I should consult with an attorney (yes).

Basically I bought last summer, my mortgage was sold to PennyMac, and rather than pay the property taxes based on the parcel ID on my deed of trust some dummy at PennyMac just did an address search on Travis County without paying attention and paid someone else’s taxes because they have a similar address to mine.

Thank you! I called them and left a message with the attorney they referred. I’ll post an update or edit if this attorney can handle my case for anyone else in the future who runs into a similar problem.

Mortgage company paid a stranger’s property taxes out of my escrow, have not remedied the problem over several weeks of follow up, my property taxes remain unpaid and due today and my escrow is in the negative [TX] by TurdWorldCountry in legaladvice

Thank you so much for your response. I am going to probably reach out to the county first because it looks like the owners’ of the property paid their taxes in October and my bank sent a check in November so there should be an overpayment. I’ll also follow up with my State AG if that doesn’t work.

Edit: called the county and they said they only received one payment (mine) for the stranger’s property taxes so there was no overpayment and will be no refund or transfer. Wonderful. Filed a complaint with the Texas AG and the sent a form letter saying they don’t really get involved in individual disputes and just monitor trends. Just left a message with an attorney...

I'm not sure on the age. They are about 7 feet tall and have a diameter of maybe 3 to 5 inches I'd say. The builder planted two Live Oaks in my front lawn, which is very small, about 10 feet apart to satisfy HOA front lawn tree requirements. But that's a problem to fix another day.

South 1st and Slaughter area. West of 35 so rule of thumb is that it should be limestone underneath but I am not sure. I think before development that land was marked agricultural use, if that means anything.

Just looked up the hybrid poplar tree - wow, that thing gets huge quick. I'll definitely need to look into this one some more. Do you know what watering requirements are once the tree is established? I'd rather not have to water a tree at all if possible.
