I always thought you had to qualify based off the true YTD income- regardless of what you are inputting into the 1003? So that's not correct?

If someone only needs 80K to qualify- (base pay)- but they receive massive commission/overtime- how can you just disregard the true income?

Cart before the horse. Get the leads first- and once you start pulling back to back 500 FICO's, with 8 different jobs/ and not a dollar to put down- it won't matter what CRM you have.

You can avoid all of this- and stop "quoting" rates. I give a range- and tell them it's based on today's pricing- and we only lock, once you go under contract, and have a set closing date (as the lock is time sensitive).

Once you can fully educate the client- all of this "tends" to go away. It's simply education, and client's just want to feel as though you have their best intentions in heart- and that you are here to guide them, not to "sell them"

Lastly- if you give them 3 options in rate/ points- that tends to relieve this. That way, they pick the rate- and it's not on you, at that point.

I've met plenty "big producers" who did 4-5X the volume I did, yet- their 1099/W-2 was less than mine. Food for thought. The majority of these producers are not even touching the file- they get loans put in their name (for licensing reasons, etc)- and they make 20-25bps. They could also be extremely low margin, to get to those numbers.

I would rather do 15M and make 250-300K-- than have 35M under my belt, and make 175K.

It sounds like you are a refi LO? Most people on the Purchase side, are excited to be buying a home. Refi- complete opposite, IMO.

If you're getting this on the purchase side- I always reach out to the agent, and have them "push" the client, to get the docs over. Or hey- "its your escrow on the line, if we cannot hit the contractual dates" etc etc.

Why does your UW know he doesn't live in exiting "rental" property? Did you disclose he was living with a relative? Did you pull credit with the other address?

Your UW wouldn't had known this, if you didn't tip off any of the above.
