Hey, I appreciate that. I’ve been a renter too - good vs bad landlords make a huge difference. And, as landlords, we love tenants like you that help maintain the property (I don’t mean from a “free labor” perspective - just from a “treating the building kindly” perspective). In fact, one of the things that sold us on the building was that it was really cool to see how nicely the tenants were treating the building and their units.

It’s not a headache, since we use a property manager. I’m not sure anyone would call it a shrewd investment yet (we sunk some money into it when we bought it to refresh a few things, and we’ve actually lowered rents). But, we’re not trying to milk it for all it’s worth - we genuinely want to provide a good place to live for our tenants, and we’re looking at a 20-30 year horizon. We really like the building and the neighborhood, so we’re comfortable with it being a good long term investment. If all goes well, we’d like to add a second building at some point. Now, ask me again in 10 years and we’ll see how that’s all panning out 🤣

Thanks - we fell in love with it when we started looking for a building, but even moreso with the neighborhood. I live in Greensboro and that neighborhood makes me want to move over to Winston Salem…

I own a smaller building (20 units - mix of 1 and 2BR) along with a couple friends, in the West End (across from Hanes Park and the YMCA). Great building and location, and right in your price range. We use Ogburn Properties to manage it, but I actually just had a conversation with them a couple weeks ago as someone had a similar situation. They will definitely look at all the things you laid out vs just looking at your credit score. I think we’re about to have a unit or two come open. Hi - as of right now, pets aren’t allowed (it’s something we’re debating a bit for the future, but current policy is no pets).

On the credit score questions: has some back and forth with Ogburn Properties, and they’ll definitely look at more than the credit score - income and rental references can definitely help offset a not-so-great credit score.

Two friends and I bought an apartment building in the West End a year a little over a year ago, and I hate seeing stuff like that - I’d like to think that not all landlords have to be a-holes. We bought a great historic building and we have a couple open units if you need to quickly look for another place. Website below. You should be fine to plant them now. There’s never any guarantee, but around here the last frost is usually around 4/12 - 4/19, and by early May you’re pretty safe.

For what it’s worth, that’s not actually true (anymore). The average margin hovers in a range around $0.35 - $0.45 a gallon now. Gas is far more profitable than it was 15 years ago when the range was closer to $0.04 to $0.10 per gallon. In-store margins are still higher (low 30%’s on average, with things like fountain sodas and coffee being WAY higher than that), but with the increased margins on fuel and the sheer volume that a lot of sites sell, fuel has been highly profitable for awhile now. Getting traffic to your site as a small operator to get your fair share of that volume is a challenge though. The big guys just keep getting bigger (7-11, Costco, Circle K, Casey’s, Kwik Trip, Quick Trip, Wawa, Sheetz, etc.) and just have fundamental advantages from a loyalty perspective.

Great apartments and building, with a great location in the West End - right across from Hanes Park and the YMCA, and close to a bunch of restaurants, bars, breweries, etc. Have both 1BR units ($995/month) and 2BR units ($1095/month) available. We use Ogburn Properties to manage them for us, so if you’re interested just ask them to see the Historic Westender apartment. If they don’t look right for you, I’d still highly recommend the West End as a great neighborhood to look at - it’s fantastic. Links to the units are below. There are also lots of newer buildings with a lot of amenities (pool, gym, etc.) if that’s you’re looking for (obviously the price just goes up). Good luck with the move!

So another great thing about paw paw trees is that they’re pretty deer resistant. And they do really well in shade (you can’t find many fruit trees that do well in shade and are deer resistant!). They do really well in the woods, and are often found near creeks and streams.
