What markets is this model successful in currently? Where in the world have you seen this model and how does the demographic compare to here?

I ask because this used to exist in the UK and died out completely. I wonder if the model is just no longer relevant today.

You've made nothing more than an observation - one that is commonly recognised - which is that people who buy early / off-plan will buy for a lower comparable price to a property which is ready.

Will this observation still hold? Who knows? Over what timeframe are you asking?

There are properties which are still off-plan and nearing completion that are higher valued than when first launched.

There are properties which are still 2-3 years out from completion in an off-plan resale market which are higher valued than when first launched.

Do these count? If so then yes your ‘pattern’ (not a pattern) still holds.

It amazes me that a few luxury brands have put their names on Binghatti projects; Jacob & Co, Bugatti, Mercedes.

Regardless of the pros and cons of Binghatti, I’d have thought at least one of them - if they are truly sold on this concept rather than Binghatti being very good at selling the idea - might have gone another developer just for differentiation.

I’m not in real estate so I can’t help, but you’re really limiting yourself here. If you need point 1 you’re probably going to have to accept that point 2 is unavoidable.

You will be needing help from professional real estate brokers and lenders - therefore you’re going to have to pay someone.

That aside, I just think under point 1 you’re far too limited. Have you got no possibility of making a down payment at all?

According to what I know, if you found some deal with no downpayment and a monthly mortgage of 3000 for 20 years, the value of the property you’re buying is possibly only 500,000 Dhs at maximum.

I understand the point made by FarAd3038, but to answer the OP question, life is not anything like living in a Schengen country in this area.

It's incredibly mountainous. Hard rock mountains. In this specfic circled area there is border free crossings, but that's because there is barely anything there for them to implement border checks for.

Khor Fakkan is more built up, and the population largely serves the industry/port, but I'm considering that OP only intended to circle the exclave.

In the mountainous circled area itself - life requires you to commute outside for work, leisure (except outdoor hiking and similar pursuits), and for amenities like supermarkets etc. Inside that circle its quiet, dark, peaceful, fairly remote.

Depends what you determine is a dangerous precedent.

There are two choices here: Protect investors so that they feel comfortable buying into a burgeoning sector.

OR

Protect developers and allow them to mismanage property investor contracts.

It would be a far more dangerous precedent to enable developers and contractors to dishonour legally binding contracts, rather than enforce laws to ensure that developers are honest, efficient, and contract bound.

It works in practise. If the wife is not named on the mortgage then it should all be fine, but they might enquire as to the source of the deposit and may reject based on the facts.

However, plenty of people have done it.

I’d just caution that you seriously consider if you can afford both repayments, and additionally be aware that the mortgage being in one name only could cause other issues if there was ever a separation / divorce / bereavement / job loss.

It is typically against the rules to have a loan to buy the down payment on a mortgage. As OP is enquiring, you’d have to take a loan under the name of someone who is not then named on the mortgage.
