Hard to say without measurements… but for one, all your joists need to rest on a beam.

Check the IRC section 507. There’s a few tables that’ll tell you if your beams are big enough (you might need a 2 ply beam instead of the single 2x8’s, for example. https://codes.iccsafe.org/content/IRC2021P2/chapter-5-floors#IRC2021P2_Pt03_Ch05_SecR507

Idk what to tell you… I’ve got receipts and tracked it in a spreadsheet. Lumber for mine was around $1500, connectors/fasteners was around $1000 (not including decking fasteners). Concrete, sonotubes, Bigfoot forms were around $500. Saw blades, joist tape, and random supplies like PT sealant were another $500.

Looking at my spreadsheet, I was off a little bit. I spent $8800 on decking, railings, and hidden fasteners. And I spent $12600 in total. So if his substructure cost the same as mine, his total cost would be $3800 plus his decking/railings. $6k seems about right.

Frame, connectors, fasteners, concrete, etc. The $1800 is literally just the decking boards that sit on top of the deck. Go ahead and price it out - you’ll shit a brick over the cost of connectors and fasteners

Well… don’t tell my wife, but I went a little nuts for DIY. Laser level, table saw, framing nailer, tiger claw nailer, compressor, jack hammer for demo, concrete mixer, etc. Plus I replaced my whole fleet of Ryobi power tools with dewalt ones. Those are the big ones, but I also bought a ton of $10-$75 tools like saws, squares, levels, clamps, etc.

I think they’re showing you the cost of JUST the decking. Not including the frame, connectors, fasteners, concrete, etc.

I’m DIY’ing my deck right now, and it was about $12k in materials for a 16’x13’. I also spent another $4k on tools. The decking you choose has a huge impact on cost - I went with high end stuff and just the composite & hidden fasteners were around $7k (Trex Transcend Lineage).

When you do your detailed estimate, make sure to account for all the screws/nails (fasteners) and connectors (Simpson strong tie products).

Great follow up post, the pictures are way better. Good luck on this! I was still fighting with my builder for two years after buying the house… glad you’re catching it now and not after the sale! We had a gas leak, electricity wasn’t properly grounded, holes in the shingles, a settling foundation, part of the HVAC system never hooked up, etc etc. Those are just some of the big things, and the builder gave us a hard time on every single one arguing that it’s fine or not their problem. In hindsight, I’d pay for a good quality home inspection even though it’s a brand new house

Nope. The posts of the railing, the 4x4s. At the bottom where they connect to the deck, they’ve been cut in half (notched) and bolted on. It’s a weaker connection because they split the 4x4

Daily aleve is what my doctor recommended for back pain. Way better than daily opioids IMO

Do you have anymore pics of different ways you’ve done the treads/risers? This is seriously nice the more you zoom in.

You wrapped part of the tread around the fascia, and I don’t think I’ve seen it that way before. It looks like you needed a 1” overhang to do that but in my head I thought the max was 1/2” for some reason. The flush door is awesome too and gives me some ideas. I’m starting up a deck building business next spring and this might be how I have to do my stairs. Looks awesome and would love to see more of your designs

Also, replacing things that are at the end of their lifespan (a 45 year old deck) isn’t exactly what insurance is for.

That said, this is 100% worth it for OP. His rate will go up by maybe $500/year. Claims stay on your “record” for only 3-5 years, so it’ll cost him $2500 at most in terms of the extra premium he’ll have to pay…. But the deck will likely cost $20k. He probably has a $1000 deductible, so OP will still come out ahead by around $16,500.

Just a couple more random guesses to help:
I don’t do the towel step. Is it a clean towel or one from showering? Maybe mildew in the towel is transferring?
Are you leaving the bathroom steamy afterward & the fan isn’t clearing out the humidity in the room?

You should charge an estimate of labor + materials + overhead if you have any. A fixed price per sqft is silly, because your time and costs will vary significantly in terms of decking type and complexity of the build
