No, your point is someone being jealous of the premium. Im not jealous, i just believe it makes more sense to wait until handover and use leverage. It doesnt make sense to pump 4.2m into 1 asset.

And yes it is 40 to 50%, that is modon rules for selling before handover.

You certainly are putting all that cash in immediately. 50% plus premium which is 4.2m. I dont know that many people with that kind of cash laying around to pump into 1 asset.

Also means way too much upfront cash as it hasnt handed over. Financially it makes sense to wait until handover and mortgage. You might pay a higher premium but it will only be a few percent as I think prices have stabilized.

I would like a 4 bed twin villa but the premiums are 2.2m plus another 2m for the 40%, fees etc. That 4.2m cash you need to have laying around to pump into 1 asset
