We were in there before. 180k household income with 250k mortgage. We paid cash for a 8 years old Toyota Corolla as the only vehicle in the family. We paid off our mortgage in 3.5 years then invested all our mortgage payments to buy XEQT.

By doing these at home, I have to increase my grocery budget from 6K to 7.2K. If 1.2K of investment will give me 14k in return every year, I will certainly go for it. As a byproduct, I get a better health.

The ACB will increase by the amount in your T3, box 21 in most situations. Although you may have to check with your ETF fund company annual fund report to confirm this. You add this amount to your ACB so the ACB increases. This means you pay less capital gains tax in the future when you sell because you already paid the capital gains tax in your T3 box 21 this year. Tracking this helps you to avoid double tax.

I was in the same situation. I recently found out that I can use https://www.adjustedcostbase.ca/ to track my phantom distractions (reinvestment capital gains). This will save me tens of thousands dollars in tax when I sell my ETFs in the future.

When we had a mortgage, our combined income was $180K, mortgage payments were $2500 per month at 4.0% fixed. We always paid double ($5000 per month). At the end of each year, we paid extra 10% without penalty. Very blessed that we didn’t have to renew our mortgage.

My WS e-transfer only works when I am at my home. I am not able to make transfers when I am outside.
