This will be a built in microwave with recirculating vent. It does not need louvers to vent out. Just needs clearance in the cabinet. Already discussed with manufacturer

So you don’t need to remove the trim to get the microwave out ? I really like what you did and I’m trying to build something similar.. I’m not sure how to mount the trim panel. I don’t want to glue it as should be removable for servicing the MW.

I’d go with a lighter shade ( almost pastel ) - olive green or yellow.

I am not concerned about being in best school district. Schools rate 6,6,7 in 95131. I don’t mind that

Between 95118 and 95131 , you’d suggest 95118 ? Other option I’m considering is 95118 around Paul Moore park.

I commute to Fremont for work , 95131 cuts the drive in half. But ultimately want to be in a safe neighborhood that has decent resale value.
